Damage Assessments and Surveys to Existing Buildings

SWJ Consulting were asked to complete a damage assessment and structural survey to a small building in Hinckley, Leicestershire, following significant damage from a vehicle collision. The purpose of the survey was to determine the extent of the structural damage, identify which elements of the building could be safely retained, and provide practical recommendations for safe reconstruction works.

Following the impact, concerns were raised regarding the stability of the structure and the safety of entering the building. SWJ Consulting’s engineers attended the site to undertake a comprehensive structural inspection and assess the condition of the walls, roof structure, and remaining load-bearing elements. The survey formed a key part of the wider damage assessment process, allowing the project team to establish a safe and cost-effective approach to rebuilding the property.

The investigation identified that while sections of the external masonry walls remained structurally viable, the roof structure had become unstable and posed a significant risk of collapse. Due to the condition of the roof, SWJ Consulting concluded that it would not be safe for contractors to enter the building to remove debris or install temporary propping works.

As part of the damage assessment report, SWJ Consulting recommended the controlled removal of the roof structure before any further stabilisation or reconstruction works commenced. Removing the roof created a safer working environment and allowed contractors full access to assess the remaining structure and complete the rebuilding works safely and efficiently.

Once the roof was removed, contractors were able to retain and reinstate approximately two and a half of the existing walls, significantly reducing unnecessary demolition and material waste. A new roof structure was then installed to complete the reconstruction of the building.

This project highlights the importance of professional structural damage assessments and surveys following accidental building impacts. By providing clear engineering guidance at an early stage, SWJ Consulting helped ensure that the building could be reconstructed safely, economically, and with minimal unnecessary demolition, while ensuring the safety of all personnel involved in the works.
