Structural Engineering Advice at Pre-Planning Stage – The Mish, Headington

SWJ Consulting were appointed pre-planning, of a basement redevelopment project at The Mish, a former youth centre in Headington, Oxford. The project involved converting part of the basement within the existing listed building into HMO accommodation, with new window openings proposed to improve natural light and ventilation to the lower ground floor spaces.

Working alongside MEB Design and St Clements Community Property Trust, SWJ Consulting was asked to review the proposed window layouts before the planning application was submitted, to ensure the size and position of the windows proposed by the design team would be structurally achievable within the constraints of the existing building.

Because the property is listed and no original as-built structural drawings were available, the project required a detailed but sensitive investigation into how the building had been constructed. This included site inspections and opening up works to establish wall thicknesses, floor construction, load paths, and the arrangement of existing masonry and supporting elements surrounding the proposed windows.

The primary consideration was ensuring the new window openings could be created without compromising the stability of the existing masonry walls. SWJ Consulting assessed the likely loading conditions above the proposed openings and advised on suitable lintel arrangements capable of safely supporting the retained masonry and floor loads above. Particular attention was given to maintaining adequate bearing lengths at each end of the lintels, where the new openings were positioned through the substructure of upper-floor chimneys.

The position of the windows also had to be carefully coordinated to avoid clashes with existing structural features and to ensure sufficient masonry remained between openings to maintain wall stability. By reviewing the proposals at an early stage, SWJ Consulting was able to advise the architects on practical alterations before the scheme progressed too far through planning and detailed design.
