Urgent Structural Engineering support for unexpected ground obstructions – A hotel, Oxfordshire

SWJ Consulting were called in to provide urgent structural engineering support during construction works at a hotel in Oxfordshire after unexpected obstructions were discovered while digging new foundations for a new extension .

Like many refurbishment and extension projects involving older or historic buildings, the existing ground conditions did not fully match the information available before construction began. During excavation works, contractors encountered buried obstructions that prevented the foundations from being installed in their planned locations. As a result, work on site had to stop while a safe and practical structural solution was identified.

With construction temporarily halted, the client and contractor required a fast response from SWJ Consulting’s structural engineers to avoid lengthy delays to the programme and additional costs associated with downtime on site.

SWJ Consulting attended the site quickly to investigate the issue alongside the contractor and project team. The first stage to finding a solution involved accurately locating and setting out the underground obstructions to understand how they affected the proposed foundation layout. Once the extent of the issue had been established, SWJ Consulting reviewed alternative foundation arrangements that would allow the new structure to avoid the buried obstructions while still maintaining the required load-bearing.

Although the final engineering solution itself was relatively straightforward, careful coordination was needed to ensure the revised foundations worked within the limited space available and could be constructed without affecting nearby existing structures or services. By working closely with the contractor, SWJ Consulting were able to adapt the foundation layout and provide revised structural information within a matter of days.

The quick turnaround allowed construction works to recommence with minimal disruption, helping the project avoid significant delays and keeping the programme moving forward. Revised plans and engineering details were issued within a week of the issue first being identified on-site.

Unexpected ground conditions and buried obstructions are a common challenge on refurbishment, extension, and hotel redevelopment projects, particularly where historic buildings are involved.
